Kailua's Coconut Grove is HOT, HOT, HOT!!!! Its location is in the heart of Kailua that stretches from our Kawainui Marsh to 4+ blocks away from the world renowned famous "Kailua Beach". It is just about the most affordable single family homes available in Kailua. The lots are smaller than the average in Kailua, as well as the interior square footage. Most homes have been built in the 1950's-1960's, however you know what they say....LOCATION, LOCATION!!!
The median price range for Kailua is in the high $700,000's. Coconut Grove current median price range is $564,000. So because of this, investors and home buyers are just waiting for more listings to materialize.
I recently had a listing in Kailua's Coconut Grove that sold in 12 days with 7 offers in hand. The list price was $659,000, and SOLD FOR $690,000. This was a special listing because of the fact that it was a legal "Ohana", (meaning family in Hawaiian). It has two structures on one lot with a total of 5 bedrooms, 3 baths, and two kitchens.
I wish I had 10 more listings like this!!!! There were both investors & home buyers that bid on this property. The buyer that purchased the property is in the military. She will be living in one structure, and renting the other one out to off set her mortgage.
This listing had all the "right" things. Location, a sweet spot of a price range, and income potential that buyers and investors look for in a property.
