Past Inefficiencies: traveling to and paying for Real Estate Education, plus no knowledge of SEO and the importance of internet branding. Traveling to and meeting with customers and clients to sign documents, scanning, faxing, storing documents and 'over handling' of paperwork. So much so that I have an allergy and sneeze profusely around old paper.
Now much has been reduced or eliminated due to the three below:
DocuSign- Even though my original use was intended to be for ease of working with sellers and buyers, I just began using this system for RENTAL customers. Rather than go spend time reading over material and discussing with a new tenant moving in, I have recently begun having them sign documents via DocuSign. This knocks off a 1/2 hour to one hour of time in travel and having to meet with the people. When all documents are signed and reviewed, then all I have to do is go collect the funds in person, answer a few incidental questions and they have the keys to their new abode.

Digital Office - I can't think of a better scanner than any of the Scan Snap models from Fujitsu. 2 years ago, I used a Fujitsu to scan old closed sales files from 1980-1990, which filled a 4 drawer legal sized cabinet. It took a month of part time evening hours to sort the documents, and scan them to only ONE DVD; however, I emptied the cabinet. Now that cabinet is being filled with all new files. Only a month ago, a client called and wanted to know if I had a record her closing documents from 1990. All I did was pull out the DVD (which has 2 backups in different locations) and emailed a PFD. She was so tickled and surprised that my wife and I were invited to lunch. Isn't that just wonderful?
