Dallas Area Stager Says Closets Matter

Home Stager with Staging Matters, RESA, HSR

This Dallas area stager says staging your closets matters.  Clients tend to work on the more obvious areas of a home first, but closets can really impact sellers in a positive or negative way.  Buyers open closets and then make some general assumptions about how the home is kept in a more general way.  A messy closet; maybe the homeowner doesn't tend to maintanence either.  A fantastic closet; this home is well maintained.

Here are some quick staging tips that will be sure to impress buyers.

1.  Almost without exception I tell my clients to pack up at least 1/2 of their closet before they even begin to organize it.
2.  Use all the same hangers if possible.  I don't care if they are wire, plastic, flocked or wood.  Just get them uniform and hang them all in the same direction.
3.  Clear the floor.  Not most of the floor, really get everything off the floor. This is a staging secret that visually opens up a space for buyers.

4.  Use a system for clothes.  Hang the shirts, skirts, dresses, and pants together in groups.  Then organize in each group by color.

5. Have a shoe plan.  For most women this means you need to pack up most shoes and have a system for keeping what you must keep out until you move....and remember they can't be on the floor.

6.  Put odds and ends in baskets and store neatly on shelves.
7.  Keep dirty clothes out of sight (and smell) and covered up.  Wouldn't you just hate people looking at your dirty....socks?
8.  Vacuum the carpet inside the closet.

Use every opportunity to make your home/listing shine and you will find you have gone from "for sale" to "sold" in record time.  The Staging Matters.

Debra - This is a great list for how to proceed with getting a home ready for sale.  I am working with sellers on Monday who need a lot of help and I will cover some of these things with them.  Thanks for the tips!  :)
