Mixing Sellers' Furniture With Rentals:  Milford, Connecticut Home Staging

Can you spot which pieces of furniture belong to the Sellers of this wonderful home located in a golf course community in Milford, Connecticut?  Which pieces were from a great leasing company?  Which pieces were provided by Nestings Home Staging?

This lovely, spacious home was recently Staged by Nestings Home Staging.  Much of the Sellers' furniture had already been moved to their new home in California, so we incorporated some rented furniture and accessories, along with more pieces from my inventory.  We aimed for an updated, yet sumptuous feeling.  Can you tell which pieces belong to whom?

Master Bedroom as a restful retreat

In working the mix, we tried to make the rooms flow from one to another, and adding a certain sense of sophistication.  The wall paint had to stay, so we worked with it in the Entry, Living Room, Dining Room, and Kitchen.  We did add new drapery to the Living and Dining Rooms.  I'll post "Before & After" photos once the house sells!

So, what are your guesses?

Julia -- don't you think the best "staging" is transparent to a potential buyer?  In my opinion, staging should transform a property where a potential buyer can see themselves in "their" new home.   Judging from these photos, I'd say "mission accomplished".

Hi Michael!  I couldn't agree more.  In fact, one of the Sellers is still living there, and she said she wished her home had always looked like this!  She feels very comfortable with what we added to her things.

Julie - I love stages like this where you can incorporate some of the homeowner's pieces, but also bring in some rental furniture.  It's easier on the budget for the seller, and you can still create a fabulous design.

Ok, I'll play...  I'm guessing that the slipcovered sofas are the home owner's...  and perhaps the slipcovered dining chairs too?...

I'm with Sally, love to incorporate what they have and mix with ours. I've been doing a lot more of these "enhancement" type jobs and should blog about them. Generally I will always start with getting a paid consult then if I see their need for accessory rental I'll explain that we can offset very cost effectively items that will help their home's aesthetic appeal. We can buy for them or they can rent what we have. Great job Julie!

Sally - I agree - is fun to do this kind of mix!  Yes, the white slipcovered loveseat, sofa and chaise (in bedroom) are the Sellers'.  But the leather dining chairs are rented - that's their dining table.  Also rented:  large art on stairs, two white chairs in living room, two blue wing chairs in family room, round entry table, and the headboard, side tables and lamps in bedroom.  The accessories, most lamps, art, most pillows, etc. are from Nestings.

I love a challenge!  I haven't read anybody else's comments so not to be persuaded differently. 

The dining tables and chairs looks like rental furnishings. 

I am guessing that the couch looks like it has a slipcover over it and that would be either stager's or the owners.

The living room coffee table and end tables and the urn lamps look like they may belong to the owner.

The Master headboard probably belongs to the owner.

Overall, this is really hard to decide, because you have nailed the cohesive staged look and it is simply not obvious who has done what!

A test of staging professionalism is that no one knows!

 I can usually spot the most homeowner furniture and usually the rental furniture a mile away when a professional stager has not been used.

Karen - Great example of how a professional Stager can really enhance what sellers already have!

Beverly:  Yes, I really did try to mix in pieces and decor that would work with what they already had - yet appeal to a young couple with sophisticated taste.  The dining table is theirs - we rented the chairs.  The white slipcovered pieces are also theirs - along with the slip covers.  The glass tables are theirs, but the urn lamps are mine.  We also added all the furniture in the bedroom - there was just the mattress before!  Thanks for playing!

Hi Julie ~ I didn't read the previous comments because I didn't want to "cheat."  Whatever you brought in, this home looks fantastic!  I like that I can't really tell, because it means that your items blended seamlessly with the homeowners' things.  I love the living room accent chairs and the textured headboard.  It's all very nicely done!
