There is nothing more disheartening than getting that phone call on Monday morning, starting something like this:

"Um, (your name here), I don't quite now how to tell you this, but I bought a house this weekend. (their speed picks up as they don't want that lull for you to get a word in edgewise) "It was the perfect place and it all happened so fast and I didn't want to miss out, I'm so sorry" (if you are lucky they will apologize!) "But I didn't want someone else to buy it first so I didn't call, I know you said you could still help me but they made it so easy".

Yes, we have a Buyer's Brokerage Contract, but I don't believe in tying my clients into something, but after being burnt a few times you'd think I would stop being so nice!

I am finding the key thing is to almost ‘scare' people by showing or illustrating scenarios that I, as a realtor ®, know that they do not. The biggest thing is expertise regarding home inspections and making my knowledge priceless so that they are too worried to buy on their own. I don't think this is unethical, I am only telling them the truth but making them realize they still need me.

I want to know how the rest of you keep your clients from buying privately or how you entice them to stay true to you without making them sign a piece of paper. I try to show my clients mutual trust and respect, but it doesn't always work.

Hi Kari - I know your blog is an old one, but can't help but say this is a timeless issue.  I have gotten this call myself and it makes me crazy.  It puts us in the uncomfortable position of not trusting our clients.

I think it is a character issue...loyalty is a character trait I put an exceptionally high value on.  Sometimes buyers have it and sometimes they don't.  If you sense your buyer doesn't have that trait, get that buyer/broker agreement.  Then, make sure they know that you will enforce it.  At least that is my goal...talk about uncomfortable!  I suppose it will get easier (especially the day it pays off!)...  Lori  :o)
