Please!! Stop Talking!!


Last week I was showing some homes to buyers in Sharon MA.  There were some homes in Sharon MA that were having open houses, so we went to see them.

talkingAt one open house  the listing agent could just not stop talking!  We came in and she had to give us an overview.  Okay, that was fine....I guess.  Then she followed us from room to room, explaining and commenting.  And there were a number of buyers there....and a fairly small house.  So she stood there in the main room, talking and talking and talking and talking.  I kept thinking Please! Stop talking!

I could not think, let alone take in the rooms I was viewing; neither could my buyers.  Everytime we went to comment on something, there she was, talking at us or talking at another buyer.  Eventually, we could not wait to get out.....and so we did.

The idea is to want the buyer to linger and discover the house.....for them to picture themselves in it.  Now this house was not perfect but the price was decent enough and of course, the Town of Sharon remains a desirable market.  The more she talked and tried to "sell" this house, the more it made us all wonder what the problem was.  In the end, it was not the right home for my buyers regardless of how much she talked!

Sellers no matter how much talking your agent does, he or she is not going to "sell" the house.  It either is or is not the right house for the buyers looking at it.  And listing agents, please, please, please just stop talking! 

(And I know, not all of you do this.  In fact, most of you probably do not!)

I had the same experience with a tenant who walked us through a home. She was not the owner, but she sure wanted to tell us everything she knew about the house. Luckily, the listing agent had warned us, but we had not prepared well enough. At one point we split up, thinking she would follow one of us and the others would be free, but other family members jumped in and continued tour guiding us through the home. 

When we left, my clients and I were able to laugh about it. I wonder what the owner would think.

Reminds me of those salespeople at clothing stores that follow you around and keep on asking you if you need help, instead of just letting you look at the clothes.

Could be she was lonely in which case she should hit Starbucks! You are right...she is not going to talk anyone into buying anything.  She is not a car salesman!

Congrats on the feature. We have a couple special agents in our market that are so talented that they can talk someone into buying a house and out of buying the same house, all within minutes!

I so agree with this article, I get really turned off by a listing agent that is selling me or won't stop talking.

Hi Christine - This applies in other industries as well.  If a waiter, barber, salesperson etc. asks you unwanted personal questions while using their services or does not allow you the space and time to make your own decisions, you do not go back to that establishment.

Oh my....I posted this last evening and then "unplugged" for the rest of the night.  I came back from church this morning, to find this post featured!  Thank you for the feature...and all the comments...unfortunately (or fortunately I guess!) I actually had an exchange with a very good freind of mine along these lines that ended with me making some really good points for that person to just plain SHUT-UP. That's how bad it was in this conversation. I didn't object to the dialog, but the arguing part mixed with ignorance was very un-pleasant...thank you

@ 26 Gabe, I hear ya. I've got one of those sellers who will NOT let agents use the lockbox. Nope, she wants to be there to let buyers in because she thinks they are going to scribble with crayons on her already marked-up walls if she's not keeping a close eye on them, and she will not.shut.up. I warn buyer's agents about her.

Sellers, you can't control 'em. But agents? Hey, you hand the buyer a flyer, describe a few details they might otherwise miss and leave 'em alone.

I had the owner of a property do the same thing.  And then when it came offer time, my clients wanted to rack her over the coals and had no mercy.  Although the information was helpful, it was viewed (by the buyers) as desperation.  They smelled the blood in the water . . .

Hi Christine... you are so right! They are not going to be able to 'talk' you into the house, so why do it? Do they think, " if only I mentioned the spa tub, for sure they would have bought it? Um, no!

Christine, nothing makes me crazier! Agents can truly talk themselves out of a sale. They have no idea what the Buyer wants. If anything, they should be asking questions, not talking.

Christine - This always drove me crazy. Who needs to be told that they are standing in the kitchen, or master bedroom? If the listing agent has to be there, then it is best to just answer questions when asked. Pretty simple.

Thanks again for all the comments!  And I have to add, it was worse than just "here is the kitchen".  In every room it was, "Let me explain this to you....."  If the room needs explanation, then maybe the house is not ready to sell.
