I have prepared a chart showing how many homes/condos have sold in the city of Redlands, CA, for the first two months of 2012. I have broken it down by the type of listing; Standard Sale, Short Sale (owner sells home for less than the mortgage amount) and Bank Owned Sale (REO).

As you can see, the number of short sales and standard sales has increased and the chart shows the numbers are almost equal for all 3. This is a big change as the number of Bank Owned sales for the past 4 years had been five times more that short sales and standards. Home owners had been holding onto their homes if they did not need to sell but now we are seeing many standard sales. This is a good sign of real estate market recovery.

Hi Roy,

Yes it is and home sellers have 9 months to get their homes sold if they are short. After Dec 31, 2012, the tax exemption expires and I keep hearing they are not renewing it. That will be sad if it occurs.

Hi Kristin, it's a good thing when the standard sales are picking up as well. Is inventory running low on REO homes or are sellers realizing they have to compete with those and are pricing accordingly? In any case, it's working!

Hi Silvie,

Yes, I was just reading a summary in our area (Riverside/San Bernardino Counties) by "Credit Suisse" that buyers feel not enough inventory on the market so they are waiting for homeowners to put their homes on the market and not wait for some miracle for prices to go up like they were before. That boat has sailed but prices are holding which is great. REO are not as prevalent and short sales are taking their place but nothing better for all than a good standard sale.
