You are right. You have to remember, all repairmen have learned to up sell to make more money. Just do what is on the list unless you want to do it for free. That is what is written and agreed upon. AFTER the home closes, you may contact the buyer and see if they want anything else done and not until.
Excuse Me Mr. Repair Man, Just Letting You Know, I Work for the SellerAnd, right now, so do you. When Buyers ask for certain repairs and Seller agrees, then unless you want to throw some work in for free, stick with the agreed upon repairs. You see, I don't want you to do extra for the buyers at the cost of my seller's wallet. I like the buyers...I do...but they have an agent and so does my seller...ME.I meet Mr. Repair man who has gotten a copy of the inspection report and not the amendment with the repairs, so he did not know which repairs he was doing. Not a problem, I have the information that he needs and proceed to give it to him. To which he asks, but what about so and so? That is the most important part of the doohikey.Well...says I, if it is going to cost my seller extra, then we aren't going to do that. You see, my seller has agreed to do these repairs that the buyers have asked for. The buyers have their inspection report and have asked for these specific repairs....period.Repair guy proceeds to say that it's part of servicing the doohikey..fine...as long as it is not costing my seller extra, knock yourself out. Again, towards the end of the visit, he says he will need to come back because the thing he really, really wants to fix isn't panning out....there could be something else wrong and he wants to make sure....Lalalalala, as I stick my fingers in my ears, (metaphorically). Um, I don't care if there is something else wrong and I don't want to know. I don't mean to be mean, but again, seller has agreed to pay for certain repairs, (it's in the signed contract and everything!). The buyer has had their inspection of the home. They know what is on the report and this is what they asked for.I know you really, really want to help. However, my duty is to my client...the SELLER, (who right now is your client too), who will ONLY be paying for these written down and agreed upon repairs on the contract. I gotta say, I love repair folks that really want to do a good job, but, even though you may think something else needs to be repaired, just stick with what we have asked you to do.But hey, I will definitely be calling you when I have buyers...!
