Sold In 2 Days? So Sad...

Reblogger C. Lloyd McKenzie

This is an excellent blog about Pricing in my opinion.  Jon Zolsky touched on quite a hot topic.  Though many disagreed with him, there is aome credence to part of his argument.  Definitely deserves some follow-up blogs

When I read happy posts on AR of a new listing that brought 2-3 offers in the first 2-3 days, I can’t force myself to feel the joy of exuberant agent.

For me this is a bad sign… a sign that there is a mistake on the price. If I were a Listing agent (and I am not talking about REOs), I would feel ashamed…

I do not understand multiple offer situation in a market slow as ours. I think it is a mistake. I read a blog post today, and it is about 2 offers and sale. The stager attributes it to the art of staging, but I do not believe a word of it.

Staging affects showing, but the fact that there were showings that brought 2 offers, and the sale in such short time is not because of staging, but because the price was too good…

Too good for the buyer… That’s why I say that I would feel ashamed if I were the listing agent.
