Quick Sale? Bonus Points If You Don’t Cook And Have Great Timing

ContractWhy do some properties go under contract faster than others?  Recent blogs have discussed contributing factors that influence quick sales and/or multiple offers.  When I listed my condo for sale, there were several other available units in the same building.  Some had even been on the market for months.  And, although the units were located in various spots throughout the building, they were otherwise comparable in square footage and floor plan design.

I received a full price offer in less than 30 days.  Was my condo priced too low?  No.  It was priced in line with other similar units.  Was it staged in a manner that was aesthetically pleasing, uncluttered, and inviting to potential buyers?  Yes.  Personally, my lifestyle dictates a more minimalistic environment.  So, I tend to furnish my space in the same way I've staged other properties throughout my rehabbing and remodeling career.  Buyers need a positive vibe.  Properties decorated to highlight architectural design and the best use of space will typically appeal to more buyers.  And, as we all know, you only need one buyer.

StoveOkay … so my oven still had the Owner’s Manual attached to the inside rack.  Yes, it’s true.  I don’t cook much and in fact, my microwave and I are BFFs.  Yet, although my condo received bonus points for having an unused oven – that was just the icing on the cake.  Essentially, my condo was competitively priced, staged well, in good condition – and oh yeah – it met the exact needs of the new buyer.

You still have to find the right buyer at the right time.  In my case, the buyer had just sold his condo and was looking for a 1031 Real Property Exchange.  He was seeking a 1 BR/1BA condo, with parking, in my neighborhood, at precisely the same time I was looking to sell.  A fairly priced property, well staged, in great shape – together with the right buyer – all working in unison like a well-oiled machine.  A swift and painless sale was created and executed.  You might say the stars were aligned perfectly.  Perhaps it was a match made in heaven.  All I know is that it took approximately 60 days from offer to closing.  And, everybody was happy.

The same thing just happened with a friend of mine in central PA. She looked at the recent sales in her condo complex, priced it where the others had ended up selling (rather than thousands above), staged it appropriately and had it sold and closed within 60 days. And similarly, the stove/oven was brand spanking clean b/c it was never used...perhaps that's the real key to fast sales!! Congrats on your quick sale too!

Janis:  I know ... it would be fantastic if they all went this smoothly!  Fortunately, there are still some that do :)

Cindy:  There are always different variables involved and as you described, timing can play a big part.  But, the bottom line for you is ... going, going, GONE!  I love it :)

Hi Carie,....  so true. When timelines coincide or overlap are one of the reasons properties sell quickly.  That is why when you have decided to sell, it is best to just get it out there as soon as possible and meet those other timelines :)

The stars do align sometimes and sometimes you just don't know why. it can be difficult to explain to the seller that doesn't sell near the one that does as to why theirs isn't selling.

Carie,  Funny that you don't cook much.  My best friend is Betty Crocker.

There is nothing "set" in the real estate business.  Two identical homes side by side can fetch different prices and have longer or shorter marketing times.  It depends as much on the field of buyers as it does price and condition.

A one bedroom/one bath is a challenge to sell. Not many buyers fit that profile. Yes, it took team effort to achieve the desire goal a happy seller & buyers.

John:  I like "happy ever after" endings :)  Except, they sure don't happen very often!

Bonnie:  You're right!  Nothing is set -- and the variables can, and do, change constantly.  So, you never know!

Sherry:  I was probably the only one in the building who didn't cook :)  All the other factors were key, though.

Lorraine or Loretta:  Yes, size of unit sure is a big factor!  Luckily, there were buyers looking for same.

Carie -- I did not notice any mention of effective marketing. Did you put a lot of pictures in the MLS, do a virtual tour, etc?

It is GREAT to have more than one Buyer.
