Agents: Don't Lie to Your Buyers Because You will Get Caught.

Real Estate Broker/Owner with BROKER of Green Realty Properties® - 954-667-7253 BK3175566

Here’s a lesson that some Buyer’s Agents forget while living in the Information Age: you cannot lie to your Buyers because you will get caught. When I list a home on the MLS, there is not one field left blank. All the information that a Buyer’s Agent would need to know is given, plus attachments that give further disclosures and guidelines. I understand that there’s an occasional question or two that may not be addressed; I also understand that sometimes an Agent may miss some of the information provided on the listing.

What I don’t understand, however, is how a Buyer’s Agent can lie about almost everything on our listing to their Buyer. Even more, I don’t understand why they would.

We had a Buyer call us because she said her Agent told her that he couldn’t reach us and that there was no information on our listing. She wanted to talk to us directly to see if she can get some answers. Chris then proceeded to read her our entire listing on the MLS line by line, which answered every single one of her questions about the home and more. He even pointed out that there are instructions for the Buyer’s Agent on how to submit the offer.

When we did some further research, we figured out that the reason why this Agent was hesitant in showing the home and lied about the listing was because he didn’t have the Supra E-Key that is required to show all of our homes.

So the moral of our story is: there are a million ways that your Buyer can get a hold of the Listing agent to get the answers. I completely understand that there are Listing Agents that don’t provide information on their listing and that some detective work by the Buyer is necessary if the Buyer’s Agent isn’t getting the job done, but it’s clear that we’re not one of those Listing Agents. So please don’t lie because you will get caught.

Amen and amen. Of course, while I was reading your post, I wondered why a potential buyer, when stonewalled by her agent, didn't just look up the MLS listing herself. It's that easy to get caught.

Patty -- You are my dream listing agent. A fully populated MLS listing with everything filled in AND additional info as well. I will bet it's easy to make an appointment to see your listings as well.  With all the information out there now, I don't understand how anyone can think they'll get away with hiding info. Not too swift.

You are so true, lies always catch up with you.  It is too easy to find out the truth, especially in todays "social age"

All he had to do was tell the truth. When we used the supra boxes (we are rural) the agents from across the lake (different board) did not have a supra key. Because it was our job to get our seller's home sold, we were thrilled to put a push lock box on for that particular showing or open it up for the buyer's agent. All the guy had to do was tell the truth (I don't have a Supra key)  ask if you could help him. BTW: I have a supra key even though we do not use them where I am. I have only sold 2 homes using my Supra Key but it has paid for many years of Supra Key Fees! ☺

How very strange.  You're not the only office in your local market using the Supra so I'm befuddled (I like that word LOL) on how is this person even manages to show property??  Of all the STUPID questions that people are supposed to ask agents . . . that one might not be a bad one:  Do you have access to all listed property?

The ultimate goal is to find a house for the buyer and sold for the listing agent.  He should have contacted you to arrange a showing. I'm sure between the two of you, both clients would have been well serviced.

Some people are lazy and it's always easier to blame the listing agent than take responsibility for what they don't know, won't do.....getting caught is inevitable.

Hi Patty,

An example of an agent who will soon be ushered out of the business.

Laziness and dishonesty are two great disqualifiers in real estate.

There's no quicker way to lose credibility and foster negative word-of-mouth with both your peers and prospective clients than lying. It's so much better to admit you don't know something, don't have something, or need to look into something more before answering than to fake your way through it. Honestly is always best - there's no other alternative.

Oh yes I have heard this one before.  Very sad.  I have run into the same with listing agents.  The lack of integrity is most disturbing!

Patty, how unfortunate for you to have to go through this!  You have a great TEAM at the Green Machine and I can't imagine you not disclosing all the information that is required by the listing!  Why, I  would even wager that it has EXTRA information like:   Jon Bon Jovi never lived there, did a concert at the house, or had a picture taken with his girly pants on at the listing site!   ^_~

Mike C. "OUCH" is right. I regret that things like this do happen because we all need each other and trust is a must.

Marti - it is really simple, isn't it?

Justin, Buyer seemed to be sharp so I hope she does not spend any more time working with someone who is not honest.

Eric, it is unfortunate because one lie affects so many people.

Lou, you are absolutely correct.

Patty congrats on the feature!  I too have come across this and it only hurts their impressions of Realtors and is so unnecessary.  Hopefully this is now your buyer.
