AtlantaGAHomesForRent.comAs a homeowner/landlord that needs to rent your Atlanta Home or Condo, you are concerned about many things. In recent posts, we have talked about How Do I Rent My Atlanta Home or Condo and a follow up post to that article.

Then we discussed How Long Does It Take to find a Tenant for My Atlanta Home or Condo? We learned that location and condition of the home or condominium are a key factor to how quickly it can rent. We talked about How Involved is the Landlord in the Rental Process to give you a better understanding of your options in the managment of your property. We also reviewed how we Screen Tenants for your Atlanta rental home or condominium.

These are all very important steps in the process of getting your home or condo rented. But there is still another big question…

How Do You Market My Atlanta Home or Condo For Rent?

Once we have completed the Home Evaluation and you have signed your Listing Agreement, we crank it up! We place a lockbox on the door of the home (or with the Concierge if a condominium community) for agents to access the home with prospective tenants. I want to make a special note here….We never allow a prospective tenant to view your home without an agent present.  If we are contacted directly, we will show the property to the tenant. Otherwise, another agent may show your home with their tenant client. We have heard of companies that will give out lock box codes and let prospective tenants view a home on their own. That will never happen at Thomas Ramon Realty. Period.

Next, we complete a detailed listing of your property in the MLS. This information is available not only to all the real estate agents in the Atlanta area, but to agents AND prospective tenants all around the U.S.! Someone moving from San Francisco to Atlanta will be able to find YOUR home or Condo For Rent!

We build a custom website just to Market your Atlanta Home home or condominium For Rent. If you have a single family home, we research and include information about the surrounding area that will help a prospective tenant know what is close to the home (shopping, dining, markets, schools, transporation, etc.) If you own a condominum, we may have the floor plan on file that will helps a potential tenant see what the condo looks like. (If not on file, we do all we can to get a copy!) Here is a website example!

Depending on the location, we may host an Open House, but these are not always successful. But that option is always available to us if we think it will asssit in bringing in potential tenants. It can be especially effective in condominiums in walkable areas like Midtown Atlanta.

In our area, Craigslist is KING for rental listings...our local MLS, not so much....too hard to input information and the lack of watermark for photos make that a prime place for SCAMMERS to get rental listings

Michelle: Thanks!

Leesa: I need more clients. I've got the people looking if I had the listings for rent!

Wallace: Craigslist is big here as well, but THERE is where you have to watch for the scammers. I like the people that don't want to use me, then call me 6 months later. I remember their names and when I ask what happened, they were in an illegal rental and got kicked out because their landlord did not have a leasing permit! It does pay to work with a professional!
