The numbers are in For October 2007 & year to date
Year To Date (YTD), Summit County has a total of 166 Residential Improved Units that have sold for $1M and over compared to the 157 last YTD 2006.
Volume and transactions were down 22% over October 2006 however available listings were about the same as 2006. I think more people are holding onto their properties in Summit County. We also were down less than other Colorado resort communities Aspen was down 34% versus October 2006. Also with the credit crunch in full swing in August and September it did have an affect on the overall market for October.
· October 2007 Real Estate Highlights
•§ October 2007 number of transactions was down 22% compared to October 2006. October 2007 monetary volume was also down 22% compared to October 2006.
•§ YTD, 97 Residential Improved Units have sold for $1M-$1.5M, 43 sold for $1.5M-$2M, 15 sold for $2M-$2.5M, 4 sold for $2.5 -$3M and 7 have sold for $3M and over.
•§ YTD, the highest number of Residential Improved Units has been selling in the $300,000 to $400,000 price range with 426 transactions.
•§ MLS listings remain about the same as last October 2006, for instance: October 18, 2006- there were 1117 Residential and Vacant Land Active Listings and October 16, 2007- there were 1018 Residential and Vacant Land Active Listings.
•§ Year to Date, Summit County has $1,338,103,900 in $ volume of transactions and 2699 # of transactions. Last October 2006 YTD there were 3012 # of transactions and $1,342,847,806 $ volume transactions.
27% of real estate closings were cash transactions at the time of closing in October.
