The graph shows prices of homes in the Westerville City School District for the past 15 months. This graph is for single family homes only.  The top line in the graph is the price of homes for sale in Westerville schools.  The red line is the average price of homes sold (closed) in Westerville schools for 15 months through the end of February 2012.

  • Average list price -$228,000
  • Average sale price - $172,000

Westerville home prices took a jump in January 2012, but dropped in February.  If you would like to buy a home in Westerville schools this could be a good time. Average sold price of a home in Westerville schools is down 4.4% .  Oddly the average list price is up 6% from a year ago.  Sales of homes in Westerville schools were down 4.3% (that's only two sales) in February in comparison to a year ago. Inventory is down about 14% from last year in the area, but there still is a lot to choose from for sale throughout the district.

Westerville schools neighborhoods

Westerville is on both Delaware and Franklin counties.  Uptown Westerville and neighborhoods south, east and west of it are in Franklin County.  Many of the newer housing developments in the City of Westerville and the Westerville school district are in Delaware County.

Homes in the Westerville, Ohio 43081 zip code are in Franklin County.  Neighborhoods include Annehurst, Glengary Heights, Huber Ridge,  Lehy Acres, Spring Grove and others.  The Westerville,  Ohio 43081 zip code includes neighborhoods in the City of Westerville, and City of Columbus as well as neighborhoods in unincorporated areas in Blendon Township.

Neighborhoods in the Westerville, Ohio 43082 zip code are in Delaware County, they include homes in Genoa Township as well as the City of Westerville and include Heritage Estates, Shellbark Ridge, Windsor Bay and many more popular Westerville school neighborhoods.

Homes in Westerville schools may be in zip codes some people would never guess... many have  Columbus or Gahanna mailing address (zip codes.) There are homes in Westerville schools including  neighborhoods such as  Blendon Estates, Creek Ridge, Strawberry Farms, Westerville Woods and many others, that do not have a Westerville mailing address.  

The Village of Minerva Park in Franklin County is in the Westerville City School District.

School districts in central Ohio were established long before most of north-east Franklin County was developed.  It was waaay before the parts of the school district in Delaware County were developed too.

Excellent market reporting on Westerville Maureen! In our area that would be a huge difference between listing and selling prices.

The difference is what it is... 

The difference in the average list and average sales price in February in Westerville schools was 25%.  25% is higher than some local markets but lower than others.   The Buckeye Valley Home Price graph is real interesting especially for February 2012.  The difference is over 50%.... but it is not the sale to list price percentage.  For Westerville the sale / list price % was 95% for February 2012.

Purple line show the sold / list price %  95% or 96% most months in the past 15 months.  97% in December. #'s are tiny.  

The $228,00 was not the average list price of homes sold in February with average sale price of $172,000 but you knew that....
