Usually expressed as a percentage, this is the amount of vacant commercial space currently on the market for lease in comparison to the total inventory of existing space. To calculate the vacancy rate for commercial or industrial real estate, you take the total amount of vacant space and divide it by the total square footage in the market. Multiply that number by 100 to arrive at the percentage. Vacancy rates are normally broken down by market or submarket and tracked over a monthly or quarterly period.
