Spring Hill real estate - Customers hate Honest Realtors

Spring Hill real estate - It seems strange to say it, but right now, they don't want an honest opinion. I've had several past clients, and people referred to me ask my opinion about how much they should expect to get for their Spring Hill real estate. The next thing I know, it's listed with a competitor. The story is always the same, the other realtor said their Spring Hill real estate was worth more than I did.

Instead of wanting an honest opinion, they take the highest bidder.  Has everyone gone insane.

If you want your Spring Hill real estate to sit on the market forever, price it high, and see what happens. It still won't sell even after you bring the house down to where it should have been to start with. Buyers will  think something is wrong with it, and they will pass it over.

Sorry about the ranting, It's just strange to see people who are normally logical thinkers believe obvious lies.

I guess you should use those non-clients as examples.  Keep track of how long it takes to sell their homes and show your new leads how you would have done it.  Show them why you are the expert and not just an order taker.

Ive turned down or lost more listings than Ive taken this year because Ive tried to be honest.  My 2008 business plan has a "work expired listings" section as a result. I think the road to success next year is to be the second or third agent to list a property...those folks should be ready to listen to reason.

I suppose it's human nature to listen for the answer that you want.  We're a gullible bunch, aren't we, us humans.  I took a listing a year or so ago and agreed to price it at the price the client wanted which was about $130,000 more than my recommendation.  At the end of our contract, which I'd purposely set for three months only, I told my client that we needed to get real with the price or I wouldn't be able to extend the contract.  He begged me to continue at his price, but I walked away.  Best thing I ever did.  The home is STILL on the market and still overpriced and the other company is still spending time and money on getting it sold.

I know how you feel.  I had a guy ask for a market comp to list his home.  It is a D/W mobile home with 2BR 2BA.  It does have a workshop and 5 acres of land.  Also has an old S/W mobile home that he rents out on the property.  The market comp for this home, due to surrounding homes as well as the fact that this is a mobile home, showed only a price value of about 90,000.  I saw it on the MLS the end of last week listed with another agent for 174,900.  And this agent is a veteran.  Talk about blowing smoke up someone's butt.  Oh well I'll just wait for it to sit for several months and then see what he thinks about my comp.

Jeff - one of the one i'm talking about is a past client who know me very well, and their house is now a fsbo, because it was listed with another agent for 6 months and didn't even get an offer. They have too much pride to admit that I was right, so they are trying to sell it themselves.

Ron - I think you are right about Expired listings being abundant in 2008.

Hope - LOL

David _ a double wide for $174,000 you have to kidding. Is the lot worth taht much.

That really is a bummer about your friend.  I wish they would be a little more humble.  Maybe you could offer 4%  one for you and 3% for the buyer and you could get your sign out.  What is it, 3% of home that are fsbo sell, without a realtor. Maybe I am wrong, but I know it is a small percentage.

Don't feel like the lobe stranger, it is happening to me too. I just "lost" a listing to another agent who said they could get more AND were willing to cut their commission. They can have it, less headache for me..just breathe, we will be the ones left standing!
