There have been 15 sales and I'm removing the derelict REO half built home which sold and is now being flipped, which leaves us with 14 real comparable sales. Of course there is a huge variation in things like square footage, quality, views, location etc. Asking prices ranged from $569,000 - $2,950,000 and the SOLD prices ranged from $540,000 - $2,700,000.

- 1140 Nanihoku Place sold on 11/4/2011 for $865,000 which was $30K less than asking price (see pic below)
None of the above 3 sold properties had an ocean view to speak of, and they each had over 3,000 sf of combined living space. They were all nice livable homes in pretty country settings.
