How much can I get for my house and cottage on 2 acres in Haiku Maui? Recent sales.

There have been 15 sales and I'm removing the derelict REO half built home which sold and is now being flipped, which leaves us with 14 real comparable sales.  Of course there is a huge variation in things like square footage, quality, views, location etc.   Asking prices ranged from $569,000 - $2,950,000 and the SOLD prices ranged from $540,000 - $2,700,000.  

 

 

10 properties sold for less than $1,000,000 while 4 sold for over $1,000,000.  Do you think it was easy to get over $1M for a house and cottage in Haiku?  The average days on market for those 4 listings was 346 DOM, or about 1 year, or even longer perhaps if you add on the times listed with previous agents.  None of the 4 were either bank owned or short sales.  3 of the 4 had swimming pools.  Here are the Haiku homes that sold over $1M recently.

• 370 Waiama Way sold on 9/21/2011 for $1,100,000.  
• 500 N. Holokai Road sold on 4/6/2011 for $1,125,000. - no pool
• 60 Kapuaimilia Place sold on 2/16/2012 for $1,900,000.
• 48 Laenani Street sold on 7/18/2011 for $2,700,000.

 

Which Haiku properties sold the fastest?  These 3 house and cottage combos sold in less than 2 months, which is very quick for our Maui market:

• 1865 Kalia Way sold on 6/23/2011 for full price of $925,000.
• 25 Keaulamauloa Place sold on 10/28/2011 for $835,000 which was over asking price by about $30K - REO
• 1140 Nanihoku Place sold on 11/4/2011 for $865,000 which was $30K less than asking price (see pic below)

None of the above 3 sold properties had an ocean view to speak of, and they each had over 3,000 sf of combined living space.  They were all nice livable homes in pretty country settings.
