As I drive through neighborhoods in my area, I have the desire to stop at every FSBO I see. That is not humanly possible, so what's stopping me from calling on them from time to time. So I did just that. When I returned to the office, I called seller and was stunned by the response. The owner was nice and gave me the spill why he had not listed with an agent. After listening, I said to him, "is it what you are looking to net, is that correct?" Of course, the answer was yes. I asked seller what was the asking price for house. I said to him, because I know the area and was confident that his house would sell for that amount. I now have an interview to go over a CMA with the owner. I believe that I have the listing. Oh! One other thing that the seller likes, is the abilty to terminate the contract at anytime. I told him that our company allows that in our contracts.

Nothing will ever replace the benefits of personal touch and feel in approaching a seller attempting to sell his/her home, it's a big part of the equation for success in this particular marketplace. Some online services offer the added dimension of efficiency in farming and marketing, http://realestateexchange.com ~ Since 1999 ~ does.
