Listing Videos...
I am constantly striving to raise the bar on what I do when it comes to listing videos. Far too often I see videographers pan a room move to the next and repeat the process. I like motion and movement. In this video of 3101 Harborwood Dr. Nashville, TN, I combine motion and panning to give a more realistic feel for the property.
I have experimented with time lengths by studying what others in similar fields do as well. For a walk-through tour, the norm seems to run between 4-1/2 to 5-1/2 minutes. Shorter than an actual walk-through but long enough to give clients a good feel for the property.
There is also some debate as to whether to incorporate voice overs. While this is a viable option, voice quality is important. Keep in mind too that dragging an audio into the timeline adds additional time to the project.
If you are really serious about separating yourself from the rest of the pack use video - slide shows are not videos. Studies have shown that video walk-throughs work and folks that are really interested in the property will watch it. I our mobile society, you need all the tech tricks you can get...
