Baywood Village, Palm Harbor, Florida's Featured Waterfront Community - home to boaters for over thirty years.  With current efforts underway to dredge the direct-Gulf access canals, property values will be on the rise in the coming year, as premium Gulf-access homes such as these become more in-demand, yet much harder to find.

So, how did this lovely community fare in this past year's challenging market?  To date, there are currently 34 homes on the market, over half of them with Gulf access.  Eleven homes have sold this year, with one under contract, ranging in price from $119,000 for non-waterfront, to $440,000 for limited access.

There are 20 homes currently listed with direct Gulf Access, beginning at a very reasonable $419,000 - for Pinellas County waterfront, that is truly a bargain!  Market Comparison of homes here.

WOW it's amazing that the price changes so much for water front - limited access even... isn't it?  it will only get higher as years progress.

Karen--No, we don't get much snow here--I think the last time was in the 70's, and it does not stick, but it does get cold! Barb--it's my favorite! Katrina--I know, anything that has direct access is close to three times the value--but the ones that really take a jump are direct Gulf front, not limited access. There has been some new building along the Gulf side as well. And yes, it will only go up--what i like to say is "there's only so much waterfront"--anything finite has no cap.
