Market reports aren't always exciting or sexy, but they do give you a great snapshot of what's happening in a specific area at a specific time.  When the national news is giving buyers and sellers one view of the real estate market it can skewed very fast.  The reality is that all real estate is local.

The available homes for sale in Winchester, VA are increasing.  The current available listings total 563 at week three of March 2012.  Each week in the month of March has seen a change.  This week, inventory is up slightly, distressed properties dropped another 1.2% and prices are starting to stabilize, though not climbing radically.

Winchester City has 115 current available listingsOf that number, 11 are short sales and 4 are REOs.  Frederick County has 448 available listings with 45 short sales and 36 REOs.  The distressed properties in February 2012 were 18.8%.  In the first week of March that number fell to 18.2%.  By week three, the number of distressed properties have fallen to 17%.

The lower number of distressed properties, and the increase in inventory, isJumping man a good sign that those who were sitting on the fence waiting for the right time to sell have finally started jumping into the market.

Market reports are of most interest to those of us in the business, but consumers watch them as well.  Great information on your market, it is wonderful to see so many areas trending more strongly - especially as the mass media never seems to report the upswing!

Hi Mike.  Thanks for the reminder that market report blogsg are important to consumers.  I resist doing them, I think in part because they're like the weather report -- the information has a short shelf life because tomorrow it will change.  That said, timely and accurate weather reports bring people back to a site to get the latest, time after time.  I supsect regular, predictable market updates will do the same.  

Here's one question I struggle with.  Should the market reports always be in the same format?  Or highlight something different every time?  I see AR bloggers who do it both ways.  What do you suggest?

Diane, I definitely mix it up.  I might focus on short sales one time, foreclosures the next or fair market numbers.  Then I might focus on days on the market with an explanation as to why a property may sit so long.  I try to keep it interesting.  I also try to add percentages into the report to show trends for those who are waiting or this or that to happen.  I do try to do a market report on a weekly basis because our market is constantly changing, and it gets me more Google juice.

Mike, I think that you almost make your market reports look sexy, lol! I wish our available homes for sale were increasing HERE in the Phoenix area!  Inventory is so low! Great job on your post, as usual. I always enjoy reading yours!
