Common Courtesy (and it's significant other, Common Sense) seem to have become much less common over the last week or so...or maybe it's just that some of my tenant prospects are just plain rude and inconsiderate.

Need to re-schedule a showing appointment?  No problem.  Forgot about me until I called to confirm- so you need to call back with a better date?  Cool.  Gotta cancel (even at the last minute) 'cause your dog ate some homework from that Pre-Med class you're takin', and you just have to re-do it right now?  OK, not too plausible, Einstein- but I'll let you slide.

But don't confirm a short time before your appointment time and stiff me....

Last Friday, I had two appointments- one at 5:00 p.m. and one at 6.  Around 4, I called Mr. 5:00 P.M. and got an "Oh, Dude!  I forgot all about dat- we gonna have to re-schedule!"  Well, OK.  It hurts my heart that he forgot about our little time we were to share- but I was over it in a jiffy.

At around 5:15, I called Mr. 6:00 P.M..  With him, I got a "Whoa!  That's today?"  Editor's note:  Dang...Am I invisible or what?  After explaining to him what yes, the appointment was for that day, he told me he'd be there on time at 6.

...and he stood me up.

Fast-forward...Had a 5:00 p.m. appointment today, and I spoke with Ms. 5:00 P.M. around 2:30 and confirmed things.  Running a bit late in the afternoon, I called her to update her- just in case I was 2-3 minutes late in arriving.  I spoke with the lady at 4:57.  She told me that that was OK, but that she had an appointment soon after ours and was in a bit of a hurry.

I arrived a bit earlier than anticipated- 5:00 p.m. on the nose...and Ms. 5:00 P.M. was nowhere to be found.

I gave her a call right away, and got her voice mail.  And got it again...and got it again.

 

To this minute, I don't know where the heck that inconsiderate (insert your own words here) is- and a good bit of me doesn't really care.  Wherever she's gone, I know she didn't take Common Courtesy with her...so where is it?  So did it walk away all by itself?

Please let me know if any of you folks find it any time soon- and send it my way!

Dennis - sometimes I need to just walk on the beach and relax, as it gets on the nerves.

had an agent asking me to show a unit in a gated community, so I told her I will wait at the gate. She confirmed the time. 30 minutes later I called her sweating like a pig under the July sun, and she said the buyer will not go as the maintenance is high...

It was last July, and I am still fuming about it

Dennis...I don't think any of those people have ever met Common Courtesy OR Common Sense so they could not have taken either one away with them...it is SO frustrating to experience what you described...we must be the last generation who was raised to have respect for others...

Ok I am reading the  blog and amazing how moral ethics have left the room on boyers.  I have not experience this type of scenario - and kind of raise my rador.  I will not show a buyer without a pre-approval letter and apppointment at my office. If the buyer cannot do this then they do not need my service. I learn to develop a relationship with the first contact so that I can feel their vibe and intuition.  So for I have been successful by doing this.. So probably you should get the buyers in the office first, show them properties on MLS in the office, have a cup of coffee and donuts - go through the presentation, show the property, write a contract and say Hallelujah!  :)

Hi, Diana:  Thank you for stopping by, and for your comment.  Courtesy...respect...common sense... it seems like those are the things I remember my mother drilling into me a long time ago.  Didn't really care or think about any of it too much back then- but I surely do now.

I'm glad I'm the way I am- regardless of others' actions to the contrary.

Hi, Antonio:  Thank you for dropping by, and for your comment.  I see you're missed part of my blog, though:).  While I am a Realtor (licensed in both Florida and Alabama), my focus is on property management for the most part.  With my new brokerage here doing both, I may branch back out a little bit, may not- but I'm still working with management prospects and tenant prospects these days.

Tenant prospects have much less stake in things than buyer clients- so the doughnuts might not be too effective....

Hi, Doug:  Thank you for stopping by.  Agreed.  It's both sad and seemingly more common- but never gets any easier to handle.  Gotta get to the beach like Jon #1 is saying...can't go wrong with the ocean, the sand and those big ol' umbrellas for shade!

True enough. When some people set an appt, it seems like it means they MAY make it.

Hi, Kevn:  Thank you for stopping by, and for your comment.  And funny but true about how prospects and Realtors view appointments differently:  Realtors set the showings and...usually...make dang sure they're at the home on time, windows open, A/C on, etc.  Prospects see the appointments as just windows of time where some stiff will be hanging out at a property and waiting for them to drop by if they don't have anything better to do at the time...
