Time from time I am visiting condominium buildings In Daytona Beach Shores, talking to the managers, getting updates so that I know my stuff. One of the standard questions is about pet policy.

Some condos have «No pets» policy even when you have a cat, or a bird, which do not require going out. They say birds can be noisy. Hmm, what about cats? Haven't seen a barking or screeching cat yet.... I guess if one hears the cat screaming, they better call the animal police, as it should be the case of abuse... But a policy is a policy.

Some are more liberal and allow 2 pets with combined weight of 20 pounds. Wow, what are these pets going to be? Usually when people are asking, it is about dogs. I have never had a request from a proud alligator owner, or the owner of a constrictor python, or a mouse... It is practically always dogs.

I do not have a dog, so I leave it to dog lovers to come with the list of dogs where the combined weight of two is not more than 20 pounds. I know that my cat is 12 pounds and Timothy is not a big cat, so for him a prospect to have a cat-friend wouldn't look good...

Very few condos would allow larger dogs.

Chihuahua called Doberman PinscherPlus condo associations can change the weight requirement, and... you guessed it right... towards lowering the minimum weight. So, if you moved in and your large dog was OK, you would be grandfathered, as even the most activist board would not ask you to stop feeding your dog to trim its weight from 60 lb to 20 lb, but if your dogs dies, and you want another similar dog to remind you of your best friend, you would have to downsize and get an Chihuahua instead of Doberman Pinscher...

If you are in the market for a condo, and your dogs are your family, make sure they will be welcome in that condo of your choice, and know that your choice will be limited.

Please, do not rush to blame the Associations. When you are dealing with high-rise buildings, just think about terrified children with a large dog in the elevator. I have seen it, when a kid was waiting for the elevator, and then the door opened and a huge dog rushed out knocking the kid down.

If I was a king, I would make it so that every condo on the ground floor provides a way for people to go outside without using common areas. Straight from the unit. And allow them to have large dogs.

But I am not a king, so be mindful when choosing a condominium in Daytona Beach area.

Jon -- Good heads up for buyers of condos.  That is one of the first questions I ask a buyer as every condo association's pet clause in the bylaws differ from none, to 1 or 2 to with or without weight restrictions. I lost a buyer with a dog on a condo listing I had last year. He had a golden retriever....the pet restriction was by weight.. 40 lbs.

Jon, good to know the rules...guess I'd have to get you to find me a house instead.  It would be too stressful hoping the dogs wouldn't bark or the children wouldn't be scared...or the children wouldn't scare the dog!

There's always a weight limit in buildings that allow pets but it's a shame because a large dog doesn't mean a vicious dog or a dog that's going to tear up the building. I do, however, understand your elevator example.

barbara - this is what we have to deal with. less here, as mostly thee are vacation condos, and owner of dogs sometimes do not bring them for vacation

Mona - you can regulate people, but to less extent dogs, so when you have large dogs, houses are for you, not condos

Jill - there is no way to pelase everyone. And pets is one of the contentious issues for condos. i can understand both sides

Good information for pet owners that are considering condo living.  We lived in an elevator building for many years and it was not the place for a large dog

Jon, in the City of Atlanta, especially the Midtown area, not only are there a lot of condos, there are a lot of dog owners.  Many have two which I am always amazed as to how they can have 2 in a condo.  The condo associations not only have weight restrictions, but breed restrictions.  I usually ask a potential buyer or renter upfront about their pets to make sure I am not placing them in a condo that will restrict them.

Neat post and cool photo..  I always require a photo of the pet(s) before a tenant moves in.  That way I can distinguish between the authorized and the unauthorized pets.

Large dogs make large barking noises.  Small dogs do not. 

Shucks, if it isn't the small dog barking, many would find something else about which to complain.  Some folks just like to complain.

Or, perhaps their nerve endings are more accute to - almost anything - than mine.

I always wondered if condos have weigh in times for dogs.  My Boston Terrier gained 7 pounds after getting neutered.  In some condos he would have to go packing !

Roy - pet often are rescued and they are often rescued when they are puppies, and then they grow... It is always more complicated and not black and white.

But one thing is for sure: high rises are not the ideal place for large dogs no matter how you look at it

Pat (#46) - here we did not see breed restrictions. I know that breed restrictions in Florida were tried by some municipalities, but not yet by condo associations.

Valerie - this is new to me. I never heard of height restriction. Looks like we are not the most inventive in the field of restrictions (LOL)

Lenn - I have a thicker skin and choose a condo allowing pets. I have a cat, and one day I might get a dog.

Gary - excellent point. I have no idea how the board can enforce their rules. And what if the dog gains weight?
