            If you are trying to sell your home quickly, some real estate agents may recommend that you offer a bonus to the agent who brings in the buyer. They feel that a monetary incentive will cause realtors to emphasize your house over the one down the street.  Do such bonuses work?

            You cannot expect a bonus to sell an overpriced house or overcome housekeeping shortcomings that detract from your home's overall appeal.  If your house looks great and is priced right, Buyers will be interested in seeing it regardless of the co-broke being offered.  Realtors earn their reputations by helping people find homes that they love.  When deciding which homes to show prospective buyers, their decision will be based on whether the home will meet their needs.  If the Multiple Listing Service indicates that a home is priced realistically, it could encourage more agents to preview the house, resulting in more showings and a quicker sale.

I too believe it should be about marketing; however I had a listing that was not getting much showing, because of looks and location agents avoided it, the inside was clean, new carpets, windows etc.  This property was well marketed still no takers, the owner and I just did not know what else to do, I asked other agents in my office nothing worked . I finally told the owner lets tried the bonus and guess what? it sold.

As we have demonstrated several times in 2006 - a "Buyers Market" - it's the price - not the co-broke - that sells the property.

I have been seeing a lot more of this lately.   It makes me wonder if agents are not showing other properties because they are pushing one that is offering a bonus.  If it works for a seller's agent great, but as a buyer's agent, please don't forget your fiduciary responsibilities.
