            Many interested buyers may call for a last-minute appointment to see your home a second time.  Buyers may associate an untidy home with poor maintenance of the structure, systems and appliances.  This can discourage offers or result in a lower offer than the house might otherwise bring.

Having the house ready for showings at all times can be a real chore.  It made me think of a house in my marketplace that has been shown over 60 times and still not sold.  Anyway, I alway give the homeowner information on how to make the place more presentable.  Now I will even suggest using a stager.

In the hustle and emotional upheaval of listing and parting with a home, the sellers easily forget (without coaching from the listing agent) that the new buyers will probably do exactly what they did when they bought -- turn this into a competition. 

Not that the buyer's give a HOOT about the seller's housekeeping, but as you said anything out of the way goes on the list of why the buyer will shoot in a lower offer and justify it by implied and/or certain deferred maintenance. 

When sprucing up the housekeeping, sellers have a chance to fix things that then make the home more inviting for buyers to move right into instead of having those things be used against the house and have to fix some of them anyway.  Agents hate showing a house and being encouraging when there are piles of dirty clothes and unnecessary toys and we've come across leaves blown in when a door was left loose. Those leaves were left long enough to be considered furniture.

I've spent most of my real estate time working in markets that weren't HOT under any circumstances.  This does get tough on sellers when their house could be on the market for YEARS.  Especially when we keep so much CRAP that will end up on that last yard sale!
