I had a listing for sale or rent in Bucks County. The sellers have spent a lot in rehabbing and did not want to sell it if the price was not acceptable to them. I suggested listing it also for rent and this way they could do either depending on what offer came in first.

I receieved a lot of calls for the rental and after reviewing all the prospects the owner accepted th current  renters. Both landlord and tenants are happy.

If you have a listing that is not selling you may want to ask the owners if they want to rent it out. Rents have gone up and it is possible to have positive cash flow.
