Only 14 detached single family homes have closed in the neighborhood of Dublin during the month of February. This rate is even lesser than January’s 17 closed sales, the smallest rate for the last 2 years. The average sales price was $500,000 which was a decrease from January’s $575,000 and had the same low rates in April 2011. The good news is the price per square foot went up from $270 in January 2o $281 and was also the highest rate since October 2010 in the neighborhood of Dublin. The sales in February resulted to almost 99.9% of their asking price, an increase from January’s 99.5%. That rate is the highest since September of 2010.

Sales in February were on the list for about 56 days, the same days in January. 7 closed sales that occurred in February were in distress, half of the total sales. These rates are both higher compared to January’s 6 or 35%. There were no homes sold for over $1,000,000 in February.

Dublin Ranch and West Dublin neighborhoods have shown very good activity in the month of February.
