I would add that many professional landlords do NOT give verbal references for security reasons. Have applicants sign authorization for this information when they sign applications and then call or e-mail current and past landlord and offer the signed authorization to complete.
Investors Take These Steps In Palm Beach County to Successfully Rent Your Home
This message is for all those novice investors joining the rental game. Yes, the rewards can be great, but so can the pitfalls, if you don’t follow a few of the basics.
1. Use a credit reporting agency like E-Renter.com or mysmartmove.com, both are great and charge around $30.00
2. Verify their income, that the applicant lists by looking at their pay stubs, and calling their employer.
3. Experienced landlords are looking for tenants that can show three times their rent vs. income.
4. Call the previous landlord for payment history
5. Ask this question to the previous landlord; Would you rent to this tenant again?
6. Make sure after your selection, you have them sign an iron clad rental agreement.
7. Know the local and state rental laws.
8. Don’t forget to collect a security deposit, and extra for pets.
9. Don’t allow them to move in before signing a lease, and last month’s rent should never be used from their security deposit.
