Top Five Reasons Why Your Second Home Should be a Fractional Property

  1. It's deeded property that you own.  Plain and simple.  It's yours.  Or at least a fraction of it is.  If your rich uncle died and left you and your siblings each ¼ share of his mansion in Beverly Hills, you wouldn't think twice about jumping in with both feet.  Fractional ownership is the same concept.  You own the home with 3 or 5 or 7 or 9 other people.  They may not be related to you, but trust me - there will be a lot less bickering and everything will probably run much more smoothly!  :)
  2. You can afford the level of luxury that you deserve.  I'm not poor, but I'm not insanely wealthy either.  And I can tell you that if I were shopping for vacation property in Hawaii, I would much rather own ¼ of a spectacular ocean-front home with meticulously landscaped grounds, an infinity pool, designer furniture and state-of-the-art kitchen appliances than I would a wholly-owned, bare-bones, 20-year old oceanfront cottage that I need to fix up and furnish or a small, bland timeshare property.
  3. Hassle free when you're not using the property.  How would you rather spend your free time when you're not on vacation?  Relaxing with your family or paying bills for your vacation home, scheduling maintenance, juggling renters and praying that nothing breaks until you get back there?
  4. The potential for property appreciation.  Life happens.  And even though that vacation investment was meant for life, you need to sell.   Your fractional share will be at the mercy of the current housing market, whether up or down, just the same as a wholly-owned second home would be.  You could be swallowing a loss or celebrating a gain.  Or...you could have your timeshare up for sale on eBay for a penny.  Your choice.
  5. You can use rental income to break-even.  Just like a wholly-owned second home, when you're not at the property you can rent it out to make money to cover your maintenance costs.  The difference is, you don't have to do anything.  Your property management company does all of the work.

Thanks for the concise version of explaining this. Since it is still "new" here in our location if Florida, we are still getting the "it's nothing more than a timeshare" routine.

Some people unfortunately will always have blinders on...the rest of us see the opportunity in this market and what a wonderful niche market it is and can be.

Lisa - what a great post.  I joined active rain a while back and forget the check back from time to time. Lots of helpful info here. 

I'm launching a fractional borkerage and prop management co. here in Arizona - really an untapped market for fractionals.  I believe even with a sagging market as a whole - this is a niche that will continue to grow.  I'd like to open a dialouge with you offline to pick your brain a bit.  Let me know if that would be appropriate.
