On most Listings Appointments I bring up the Absorption Rate of Wake Forest NC and I am more often than not met with a glazed over look like I am talking jibberish.    Regardless of where you live in the country and Absorption Rate is important!  Here is an excerpt from a post I wrote on this very subject:

"An Absorption Rate quite simply is the supply of homes that are on the market.  For instance, if there is an Absorption Rate of 8 is would mean that should NO other homes be listed it would take 8 months for the currently listed homes to sell or to be "absorbed" back into the market."

While that brief paragraph may be enough to satisfy your curiosity about what an Absorption Rate is you really should take a few minutes to learn what Absorption Rate indicates a Seller's Market, a Buyer's Market and a Balanced Market.
