Last we posted about stats it was the 2011 year end information for Gold Canyon Arizona home sales. To bring things up to date here are the links to information about Gold Canyon Arizona area real estate sales for January 2012 and February 2012.

In general what we are seeing is the same seasonal sales trend we have seen for these same months in the past 2 years. The winter season is the season of winter visitors in Arizona, with visitors coming to the sun to escape the snow and cold weather -- and ending up buying a home. Now that it is spring we always see the winter visitors leave to return to their "other homes" and we'll likely see the same annual sales trend of fewer sales as we approach the summer months. While the seasonal sales numbers are pretty much the same as they have been on a seasonal basis for the past 2 years for the same time period -- the sales prices of the homes is continuing to be lower.

It's interesting how seasonality plays such a big part of regional markets.  It sounds like in your area, the winter brings the buyer's in, because of your good weather and the volume of transactions increases.  Here in Manhattan, winter is our slow season as it's cold and sort of unpleasant, once the spring hits, the buyer's come out and our volume picks up.
