January 2012 -- Gold Canyon Arizona real estate stats

February 2012 -- Gold Canyon Arizona real estate stats

In general what we are seeing is the same seasonal sales trend we have seen for these same months in the past 2 years. The winter season is the season of winter visitors in Arizona, with visitors coming to the sun to escape the snow and cold weather -- and ending up buying a home. Now that it is spring we always see the winter visitors leave to return to their "other homes" and we'll likely see the same annual sales trend of fewer sales as we approach the summer months. While the seasonal sales numbers are pretty much the same as they have been on a seasonal basis for the past 2 years for the same time period -- the sales prices of the homes is continuing to be lower.

Bob & Carolin, it is very interesting to see that buyers take advantage of the good values that are in Arizona now days, it will not last for long.

Hi Bob and Carolin -- buyers and sellers expect us to know the trends in our areas and both of you are acutely aware of the story behind those trends.    Have a great weekend.

It's interesting how seasonality plays such a big part of regional markets.  It sounds like in your area, the winter brings the buyer's in, because of your good weather and the volume of transactions increases.  Here in Manhattan, winter is our slow season as it's cold and sort of unpleasant, once the spring hits, the buyer's come out and our volume picks up.

Interesting.  Many places are seeing rising home prices.  Perhaps yours will rise again in the fall, too.

I agree with Suzanne, many places are indeed seeing prices starting the upward climb once again, albeit ever so slowly!

Bob & Carolin -- I have a client in AZ right now and he emails me with these awesome weather reports. I have never been to AZ but hear it is lovely.  From your report and the trends, it would be a great time to jump in now and buy that dream home and enjoy as my client described it "the bluest skies imaginable".

Bob and Carolyn:  It seems that the media, often forgets about, "Seasonal", trends and are quick to jump to other conclusions.  This is a great way to update your market reports.   I have to do this on my Trulia blog and was wondering how to do it the right way.
