What's Up with the Massapequa Real Estate Market?

As I sit here looking at the numbers for the 1st quarter, 2 things are clear to me about the Massapequa Real estate Market. The market has not yet completely recovered and houses do still sell. Wow that sounds like a contradiction, huh? Let me clarify, there are 340 homes for sale in the Massapequas- Wow that's alot of homes! Obviously with that many homes it must mean that nothing is selling? Well thats not true 103 homes have gone to contract since January 1st! So what that tells me is that if the house is priced well and shows well then it will sell. The key is that you must price agressively and you must win the beauty contest. That's right a beauty contest! With 340 homes for sale why would a buyer bother looking at one that does not show well? Sellers must be committed to showing their homes in the best light. This includes on the MLS photos- this is why I use a professional photographer for all my listings. Sellers must also be aggressive with their price. It is key to price for the sale not for the stale. In most instances a seller has one shot at the prospective buyer who comes into the house.
