Agents: Are You Going FSBO With Your Web Page?

Building your own website can drive you to drinkThe real estate brokerage community is a big proponent of having a professional do a job that a person is not trained to do. It is my view that we more than bring our value to a transaction by brokering the largest piece of business most people will ever undertake. We provide a marketing machine and exposure that a DIY lay person could only dream of. We protect them from themselves in negotiations. We share our prodigious knowledge and contacts by pointing clients in the direction of the best lawyer, CPA, loan officer, contractor or tradesperson. With very rare exception, I truly believe that you have to be an idiot to not use a broker in a real estate transaction. My colleagues prove me right every day. 

Then, to save $500, real estate agents all over the country lose time, sleep and sanity building their own website instead of getting a professional to do it for them. Like some for sale by owners, a few agents do succeed and gain a valuable skill. They can build a website. I have probably built 20 websites myself. I can tell you from personal experience that consumers are far more concerned with the content I create than who did the code behind the scenes. If you are one of those agents who has successfully built an awesome website and know the ins and outs of Wordpress, good on ya. Much props. Way to go. Atta girl. Atta boy. You saved $500. You saved $1000. 

Wait, no you didn't. You saved writing some checks, but your time is worth something. Time that you could have spent selling real estate, getting another listing, or putting a deal together was spent learning CSS code or installing a plugin. Or, you could have spent the time sleeping. Or relaxing (remember that?). Or creating content. You broke even. You may have even lost money. 

I am not advocating that real estate agents not be tech-savvy. We should be cutting edge. But we should  master technology to help us sell real estate better and in greater volume. Anything far beyond that is either 

Therapeutic; or
The Booby Prize.

If you dig building websites on your own and savor the challenge and all that good stuff, then by all means don't stop. You are getting something more from your efforts than a website. You are relaxing. It is your model train set. It is golf. I get that.

But if it isn't fun anymore, or the results are disappointing, you need to get help. Think of it as deciding that it is time to list with a broker now that the FSBO thing didn't work out. I don't mow my own lawn. I don't have time. I don't change my own oil. And this past February, I decided to hire an expert to build my Wordpress site from the ground up. I paid them $699 and I got a site I am really happy about with IDX, Altos Research, all my blog content imported over, and a bunch of other nice things. Do I still need to learn a ton of stuff? Of course- and the company does webinars several times a week. But am I going to be one of those people in Facebook support groups asking for help in fixing my site because I crashed it trying to do something exotic on my own? Not a chance. I'll spend my time creating content and selling real estate. 

The idea that you need to build your own Wordpress site to run with the big dogs may be costing you money. Hire a pro and devote your valuable time and focus to selling real estate.

Like Bryan, I too have a technical background, but I have hired out to save time as well because there are other things I enjoy doing myself more to save money in other areas - photography and videos. And of course selling real estate and prospecting for clients are my priorities...there are only so many hours in a day, and time spent on some things truly doesn't pay out.

J Philip- isn't it funny what we'll do to "save" money and you were right in equating this to a FSBO.  I've taken my knowledge as far as it will go and I do have someone working on a real WP site for me as well as one that is Mobile friendly.  Congrats on the Gold Star.

If you look at the time it takes to learn and build a good site, sometimes it's best to go ahead and let someone else do it that knows how and can do in much less time. That is my thoughts...  Our time can be better spent with Buyers & Sellers =)

unless it's their favorite pastime no agent should waste their time and money trying to construct and optimize their website or blog on their own...

however, writing good content for their site that is something that SHOULD be done by EVERY agent personally... and if you are a lousy writer have it edited by a good copy writer...

I am glad I am FSBO with my sites.  Our market changes quicker than the Nebraska weather.  We just went kaput with our inventory and I built a rental website in a couple of hours a couple of weeks ago.  Already rec'd about a handful of leads from it!

I feed agents in my brokerage so I have to move with the market with attempting to attract those ready/willing and able income producing leads.

I agree it is not for everyone.

After finishing up your article, my comment was going to be that I know very few agents that can build their own site and have the results.  I was going to mention someone I know that is amazing at builder her own sites . . . I'm not even worthy of standing in her shadow and wouldn't you know it . . . she's right above me!

Hi Phil...

I agree.  You really need to know when to outsource.  It's not just the time it takes to do the work.  It's the time that it takes to get the site running. What if I decided to "build my own site" and it took me  3-4 months digesting HTML and CSS to get there?  That's 3-4 months that I could have been blogging and building SEO.  Now, I know some HTML and something about CSS etc.  But I learned that for my own interest.  If I get to a point where I can build my site easily - then fine!  I'll do it myself.  But learning that stuff in order to build a professional site...not a good idea.   I don't color my own hair (though I confess to trying once upon a time with disastrous results) nor do I trim my 100 ft. pine trees.  If there is a plumbing problem, I pay for a plumber. There are some things that are not DIY.

I would never attempt to build my own website.  I have better things to do with my time.  Professionals are cheaper than the stress that would come if I tried to build my own site.

I do all of my own web construction and it really works for me. I have become the "guy to beat" in my area'

With that being said, the average agent would be better served by getting the help of a pro. It's not easy, and it's not for everyone.

Phil, I use the services of a company that creates and maintains websites for thousands of local realtors.  For me, it gives me the control I seek, bul allows me to leverage the efficiencies and knowledge of web professionals.

J. Philip, it's a judgment call, and I think the agents skill level is a main factor. With Wordpress, almost anyone with basic skills can build a web site, but building it is just one step. Whether agents do it themselves or not, they need to understand the entire process, builing it, maintaining it, domain names, hosting, intergrating social media, blogs, and newsletters, idx, etc, etc. There are many scam artists in the web design business, and they will try to get agents to sign over their domain names to them ( never do that), they may have a hosting account with a company with 10% down time or worse, etc. They won't tell you that, so agents need to ask question, and need to know what the answers should be. Do agents have time to learn how no use their c-panels? And many times, these small web companies can't be found when you need something done to your site, and they want to charge you for maintance. I've gotten estimates for $3000.00, then find out if I wanted a blog it would be another $700.00, and to add a newsletter is another $1500.00, etc etc. Before I knew it, some compananies wanted to charge me $6-$8000.00 to build a web site. Yes, we must weigh time vs money when making many decisions.

Phil - I had a seller try to tell me today that he could do all I do for a lot less.   HA!   Basically like a FSBO...   He needs an education, and to use a pro for what they do best, and not look for a FSBO quality agent ...

Ho Phil -  interesting and thought provoking idea.. I have been spending $100 a month on my new web site.. nothing from it as of yet..  but it looks great (smile)... every year I look into what sells what smells in advertising... we must always move forward... great post.
