FSBO ATTACK!!!

For Sale By Owners can be a great way to add new listings.  Without being too pushy or bothersome does anyone have any suggestions how to market to FSBO's and set yourself apart from other agents that may come knocking?  Has anyone had success sending mailers, or is a doorstep visit the way to go?  I have not sent mailers before because I figure if I got something in the mail I would consider it junk mail and toss it.  But I see how it might be effective to start getting name recognition.  Any comments?  Merry Christmas everyone!!!

I like FSBO's!!  99% of them are nice and most appreciative when they're not pressured.   I don't mention anything about listing the property when first talking with them.  Let them know you're there to help.  Flatter them and ask if you could touch base next week to see how things are going.  Show that you're there more to assist them than to "list" the property.  They'll more than likely warm up to you before too long and will contact you to list sooner or later.  :o)  Be sure to MAKE THAT FOLLOW UP PHONE CALL!!!!  I contacted a FSBO in April this year, she said call at the end of the summer.  I called her in August and I ended up listing 10 rental properties that I had no idea she had.  I never listed the FSBO property of hers;  it would've been over priced.  She said I was the only one who called her back!!!!!  Agents typically don't follow up with the FSBO's.  Following up will make you stand out!!

As you go and deliver flyer's you will notice that you are not the only one to do so. The best results come from face to face contact. Be prepared to work and don't expect one flyer or face to face to work. The national average on capturing a FSBO listing is about 6 contacts per FSBO conversion. That means you will need to make around 6 visits over a several week period to even get a chance of getting the FSBO listing. Remember, you are not the only one hunting them down. Consistency wins the race. What is your unique selling proposition? What can you offer a FSBO BEFORE they list with you? Free information is always good, become their consultant when they are a FSBO and even if they don't sell with you, maybe they will buy through you.

It is all about follow up. Key in touch with the FSBO on a regular basis. The more they hear from you, the more you will be on their mind instead of the other agents. Also, something I do that has proven effective, is to give them a magnetic business card. (don't knock it till you've tried it) If your face is on their fridge, they will remember you.

Josh, I love FSBO'S.  I just go see them face to face.  If they like you and trust your ability to sell their property they will usually list with you.  Be persistent though.  Statistics say seven contacts before they list. It's usually not that long though.
