Water Leaves Clues of a Problem

 

In addition to the regular General Contractor calls that I get, this time of year the rains can cause new problems for homeowners. Nobody realizes there is a leak until there is a leak. This makes sense, but are there clues that there may be a problem before it gets to bad?

Sometimes we can get a pretty go idea that there is a water intrusion problem before it gets too damaging. I looked at a few buildings today that were stucco exterior, I could see that there was going to be a problem. Water from the recent rains had gotten behind the stucco and is drying at a slower rate. This moisture can be easily seen.

While I did not go to the property to look at this wall, I know that the water is getting into the wall. Maybe from the roof or the gutter filling up and running into the soffit – those things can now be checked.

Looking at the wall we can see that the moist area starts much too high to have gotten wet from the rains directly, it wasn’t a hurricane.

It is a good idea to get a contractor to the property during the rains or shortly after so that the contractor can see what the water is doing. This can be recreated, but the real thing often tells the story best.

It is important that you find a contractor who has experience in detecting and correcting water intrusion problems. There are probably many in your area that you can contact.

Hi Tom - Great example. That looks like it's going to be an expensive fix if it isn't addressed as soon as possible - and it's right out there to see if anyone is looking.

Water damage can end up being a HUGE problem and it seems that some homeowners just are not aware. Or worse, simpoy choose to ignore the issues until it is too late. And these sorts of things always make buyers very antsy.

Tom- while I'm not a Realtor, when I go into a home for a Staging consultation, looking for water marks is something I do.  I let the homeowner know that this is something that needs to be addressed if it hasn't already.  It cannot be ignored or hidden.  And, I let them know that it will come out in an inspection so it's better to not have any surprises.  And, seeing something like this could very well turn off any potential buyer.

I would be antsy too Jeff. I think that sellers need to go out of their way to make the buyer comfortable with the purchase.
