Real estate market update for detached homes in Arlington, Virginia

The real estate market is HOT in Arlington right now - 33 homes went under contract in the past week.   Does that mean that contingencies are flying and home inspectors are out of work?  Not at all.  Out of those 33 that got ratfied contracts, only 3 went straight to "contract" status, which indicates there were no contingencies.

Here's the breakdown of last week's Arlington, VA homes for sale activity:

1 detached homes for sale in Arlington   went under contract with a sale of home contingency (Cntg/KO)

27 detached homes for sale in Arlington went under contract with a home inspection, appraisal or financing contingency (Cntg/NoKO)

3 detached homes for sale in Arlington went straight to Contract, which indicates there are no contingencies.

On average, Arlington homes for sale that got ratfied contracts were on the market for 27 days since last listing, 49 days total (DOMM vs. DOMP).

Arlington is moving.  I was there twice last week for inspections and have one this morning.  Arlington has always been its own little sales entity.
