    A HUGE Mistake Some Sellers Make  When Selling Their Home
    It's like entering a beauty pageant and you are the ugly girl!
    Every seller obviously wants to get the most money for their property
     
     
    Ironically, the best way to do this is NOT to list your product at an excessively
    high price. . just because.
    Did you know that is the same like an average looking girl putting a lot of make up and expect to win a beauty pageant fooling everyone!
    A high listing price will cause  prospective buyers to like other houses when compared to yours
    In a way. .you are just helping your competition.
    Finally, after being in the market a long time.. . buyers now think you are desperate and they will offer you a desperate low ball price
    Like saying.. .
    "How daring of you to think you can compete with beauty contestants. .we will proclaim you to be Ms Low Ball and be happy with just that!"

     
     
     
    The other side of the coin is STAGING
    It is too easy to be fooled by home staging. Home staging is a term that we in the real estate industry are gradually becoming familiar with. It is the idea that we try to create the best impression when selling the house.
    It used to be just run the vacuum over it and do the dishes but nowadays there is a whole set of rules to follow!
    Home staging is just like when a woman applies heavy make-up to cover up any imperfections for a “better appearance”
    Don’t take me wrong, I love and appreciate how women present themselves at all times . . . but the reality is:
    You want to buy a house with NO MAKE-UP! 
    If you are a seller. . .You want to sell, sign and deliver the house before the buyer realizes the next morning, , ,"Boy. . you don't look anything like when I first purchased you!"
    If you are a buyer, you need an agent that will help you understand and uncover  all these imperfections. . .We know them all . . because that is what we do when we sell houses.
    We make you look good. ..
    Even if you are just average!

SHORT SALES with a BANG!

 

Two of the nation’s largest lenders are quietly offering some delinquent homeowners a deal.

JPMorgan Chase & Co. and Wells Fargo & Co. say they give select borrowers behind on their mortgage payments $10,000 to $20,000 for agreeing to short sales, which means the homes are sold for less than what’s owed on the mortgages.

Most banks figure they’re doing homeowners a favor simply by signing off on short sales and forgiving the amount owed. But in some cases, Chase and Wells Fargo borrowers receive that and cash at the closing.


As a broker that completed many short sales for homeowners. .it is disheartening to think that WHO did your loan when you purchased your home will play a major role in your future financial life. 
For example, I have two listing appointments this weekend. .The standard question is "Who is your lender?"
Appointment #1 has a CHASE LOAN
Appointment #2 has a Bank of America Loan
These two banks could not be more opposite when it comes to short sales.
Chase is a pleasure to work with. ..while Bank of America is a DISPLEASURE to work with
But these two homeowners will receive the same quality care we bring anyways. .
Like my previous clients that we got her $23,000 at the closing table .

Oh, boy!
