News Flash: Freddie Mac CANCELS many Minnesota Short Sales: Find Out Why

Minnesota Short Sale Foreclosure Freddie Mac Fannie Mae Properties for Sale Real Estate Patti Ann Kasper EXIT Realty Nexus realtor mls foreclosureRecently, sellers who were seeking approval for their Freddie Mac Short Sale were informed by their loan servicing company that the investor (Freddie Mac) has made an important policy change.  Effective immediately, Freddie Mac will no longer approve short sales of properties in the redemption period.

In Minnesota, the redemption period is the 6 month time frame following the Sheriff's Sale.  This change is being made, in part, because the official ownership of the property changes when the Sheriff's Sale occurs.

This is a pretty serious change in the shortsale process. But a 6 month redemption time after Sheriff's sale seems a bit extreme. I can understand why Freddie Mac would want possession of a property after its sale. Glad you are informing residents of Minnesota of the changes.

Thanks for the comment Sarah!  Yeah, Minnesota is a little different and I can see why Freddie Mac doesn't want to incur the expenses related to doing the Rollbacks that they have done in the past.

But this is going to completely change the game here in Minnesota.

I think our lengthy redemption period was initially put in place because a large number of jobs in this state are related to tourism which is very seasonal and we have a lot of snowbird that go south for the winter.

Not too many people want to come here in the dead of winter - gee, I can't imagine why not (LOL)!
