Now is the time to invest in Florida Real Estate! Now is the time to take a serious look at investing in the Florida area broadly known as "The Treasure Coast" which includes several very desirable communities such as Stuart, Hobe Sound, Jupiter, Palm City, Jensen Beach, Sewall's Point, Hutchinson Island and more.
The way that I have easily kept my finger on the health and pulse of the market was to watch the trends in the number of homes on the market. This I have found is the single best indicator on when it is a good time to invest or to sell.In the Real Estate world, we either have a Buyers Market (lots of properties and low prices) or a Sellers Market (few properties and high prices). In my opinion, the market is definitely shifting from a buyers market to a sellers market.
What does this mean to the home buyers who are thinking about purchasing one or more homes in Stuart Florida? In short, the home you want to buy or can afford to buy may not be available any longer or you may have to pay more the longer you wait.
Price changes seem to move across an area like a tidal wave. In this case, we saw the inventory of homes on the market dropping rapidly in Miami and that trend quickly moving North through Fort Lauderdale and beyond. What is driving this turn-around?
Cash Buyers are Changing the Stuart, Florida Real Estate Market! Due to the highly desirable nature of
Florida Real Estate, investors and speculators are attracted to this area for obvious reasons especially during the rare times when the prices are so low. What we are seeing is many cash buyers some of which are buying multiple properties sight-unseen in some cases.
Normally in most areas, price changes are buffered somewhat by the fact that RE appraisers and mortgage underwriters must agree with the buyers who are seeking loans that the property is worth what the buyers are willing to pay. With hoards of domestic and international cash-heavy investors rushing in to snatch up the bargains after the long down-turn in the market normal appreciation model is shortcut. All of the cash sales provide the recent comparable sales necessary for the lenders to easily approve higher loans for those who need to borrow to buy.
Buy Low, Sell High, Timing Is Everything! The bottom line is...Waiting too long to make a buying decision may cost you many thousands of dollars due to rapidly increasing prices and a much smaller selection of properties on the market. Many home buyers sit back and watch to make sure the prices are really going up and they end up paying far more than if they made their move in a more timely manner. The old rule applies, "You snooze, You Loose".
