you know, ordinarily in a posting about Cape Coral I'd want to make sure I mentioned our 400+ miles of waterfront and I'd certainly want to sneak in a shameless plug about the weather like
currently it's sunny and 70 degrees heading to a high in the upper 80's
today I'm going to leave that stuff out.
What's really got my attention here though are these numbers:

Nov 2011 318
Dec 2011 330
Jan 2012 339
Feb 2012 379
better get em while they're hot
Here's some interesting numbers if you're still concerned with instability, you know foreclosures and short sales. We've still got some, but we're definitely heading in the right direction.
Take a look at the percentage of traditional sales for the same time periods;
Nov 50%
Dec 53%
Jan 59%
Feb 62%
I don't know about you, but I'm likin those numbers.
Okay for all of you who are looking to become or are about to be inducted into the
Coulda, Shoulda, Woulda Club
the members of this club all share a least one common element in that they coulda bought that house for less last year; shoulda bought that house last year, or wished they woulda bought that house last year, but didn't.
All of you are especially going to like these numbers, well actually NOT
In February of 2011 the average sale price in the Cape was $144,000
In February of 2012 the average sales price in the Cape was $161,000
Let me point out the obvious, that's higher, over 10%
Now are these trends going to continue? there's no guarantees one way or the other, and to all you naysayers I would like to make a point, real nice and clear.
Before you tell me it can't continue because the economy's not that hot, and before you point out any other negative data, I would like to point out that this occurred, and in fact is occurring while the economy is far from being at its best, so
Look Out...cause here we come.
Now, it may be time for you to make a decision, like, is now the time to buy? or you may wait till next year, but beware you may then become honorary members of the
Coulda, Shoulda, Woulda Club
