There's No Consolation Prize In Real Estate!
Buying or selling your home is a full contact sport! And unlike kiddie sports where everyone gets a trophy or ribbon, real estate is for the big girls and boys and coming close just makes you the "first loser". Yes, we know that's kind of harsh, but so is the reality of this competition, and don't be lulled into thinking it's some easy going market out there.
You like your neighbors (maybe) and they like you (maybe), but when it comes to both of you selling your homes, the gloves are typically off. Both of you have the same goal: TO BE THE NEXT HOME WITH A SOLD SIGN IN THE YARD! The sellers that best understand the market's demands for Location, Price and Condition and hire the best REALTOR® to Market those advantages is going to win the race to the closing table.
And for buyers, understand that you too are competing, and coming in second means you still don't own a home you wanted. Other buyers are going to like the same things you do, and the first buyer that understands that the buyers DON'T totally own the market and brings an offer that is deemed fair by the seller is the one who gets to hang the "Home Sweet Home" sign in the living room!
And for us as agents, 2nd place doesn't pay our bills. NOT winning the competition for a listing means we lose the opportunity to (short term) earn that commission check and (long term) earn the seller's recommendations to their family and friends. And if our buyers keep coming in 2nd (or worse), sooner or later they're probably going to think it's us and not them that's the problem.
So you can see, we all have incentive to be the first to break the tape at the finish line. You want to sell or you want to buy & we want to help you accomplish that goal. That's the definition of success in this business: the exchange of ownership of property, everything else is just an also-ran!
