Not SOOOO BAD! In fact... LOOKING GOOOOOD!

 I was doing some end of the year type organizing, preparing a mailing that I always send after Christmas to every client I had a closing with in that calendar year.  Thanking them again for entrusting their buying/selling process to me, wishing them well and giving them another copy of their HUD-1 closing statement in case they misplaced theirs in the move, and as a reminder that their closing could have some tax implications.  It's also a way of showing them that I've got their back, even after the closing is a distant memory.

I started looking at the files, cross checking my sale spreadsheet and though.. that wasn't so bad.  So out of curiosity I clicked on the 2006 sales spreadsheet.  I was surprised (probably shouldn't have been) to note that I only had ONE LESS sale in 2007 than 2006 and that my sales volume was only off $210,250. 

Now had I been listening to all of the 'journalists' who were sharing their misinterpretation of the numbers to create nation wide gloom and doom, I could have probably believed it was a horrible year, and then as an outgrowth of my belief that it was a horrible year, I could have created a horrible year.

Say, another reason to not listen to/ believe the hype.  I think I'll do that again in 2008.  I think I'm even going to go way out on a limb and declare that in MY MARKET, things are REALLY CRANKING.  Seller's 'get it' and are doing the PROPER PREPARATIONPRICING for TODAY'S MARKET and are MOTIVATED to take advantage of the great values they are going to find when they buy their move-up house.

I'm thinking that in MY MARKET, people are moving INTO GRAND RAPIDS, because they've seen what a beautiful town it is, and they know that they will really enjoy living here. 

Wow, what a pleasant feel that gives me.  And look, I think I can see the line forming off in the distance.  They must have realized that MY MARKET is where they want to live.

People will come. They know the deals are here. All the components have to be in place to ensure a smooth transaction. Sellers have to cooperate or they will be left behind. I think 2008 will be GREAT.

I've been negligent to respond. Sorry.

Robert:  With the BILLION DOLLAR medical mile and all that is bringing, the good deals and the low interest rates, I'm pretty happy.  It feels like the pent up demand is kicking in, and is going to override the national buzz about how bad it all is.

LOLA: No shortage of people who say 'nay'.  I heard a speaker the other week who isn't even in real estate, and his contention was that the media's job can be described in one word.  FEARMONGERING.  He went on to say that we have whole networks on TV that offer 24/7 fear.  Fear at 6 and 11.  What a load that is!

Bonnie: Gosh :) Thanks.  They can't have my Christmas cookies!  But we'll always be happy to share with you and TW.

Mike: Thanks for stopping by. It made me realize that I'd ignored the other folks who commented.  Thanks for the kind words.  Grand Rapids just gets better and better.  It's growing, offers great cultural schedules, more and more good restaurants and a diverse economy that is going to climb out of the slowdown and be better, sooner.
