The housing Market is to turn around in 2012!!! Oh Goody!

It seems like every morning I log into my computer, I see another media outlet telling me that the Housing Market is "Going" to turn around. The only thing that I really notice in these reports, is this source hasn't been paying attention. I think some of these some wannabe news sources jump on the wagon, long after everyone else is down the road.

EVERY AGENT can tell you that Real Estate is local. Why doesn't the media understand this? The following snapshot is from a page on my website. These figures are presumed reliable, but not guaranteed...

By looking at this snapshot, you can see that Pagosa's Market's low was in 2009. We are currently on pace to match or better, 2011.

Every time I see a new News report about our recovering market, I think to myself, "Wow, where have these guys been?" It just tells me that this source doesn't pay attention to Real Estate as closely as the ones that reported the positive indicators, last year. The activity in our own areas, needs to be closely watched within our own territory, that way when a Buyer asks us what our market looks like, we can pull out our individual snapshots and show them the big picture, not some old news...

Yep you've nailed this one on the head!  I've been screaming it for years now and even stopped watching all the negative news for a while.  Indeed each market is different and the Albuquerque area has never been as bad as reported via the almighty news media.  If you want the truth contact a good Realtor®.

Jon, this is so true and so frustrating.  It makes it even more difficult when we have buyers coming to this area from really suffering real estate markets and they expect to pick up properties near the Great Smoky Mountains for pennies on the dollar!. Local, local, local.  The media can sometimes do more harm than good when "reporting" on real estate.

Jon ~ I used to write ISO9002 Docs for Apple Computer back in the earlt '90's. I have continued, for the most part, to keep it simple and to the point. Thanks for stopping by.

John ~ I agree. I am glad you are there to set the Buyers straight. Every area needs a Quality Agent and Albuquerque obviously has the best one for the area. (That would be you)  Thanks for commenting!   :)

Mona ~ I have seen, too, where incoming buyers are expecting the bottom. Problem is, they missed it and can't seem to understand why. This tells me they watch to much T.V. and believe everything they see. Buyers need to pick up the phone and call a Realtor® in the area they are interested in and get the pure and simple skinny on that market. The media doesn't have a clue on whats going on in our local markets. Thanks.

I think the media just likes to report SOMETHING.  If they don't report anything they probably will be out of business.

Cheryl ~ I concur. I suppose there are reporters out there that are feeling the pressure to report about "What sells". It's actually pretty sad.... There are some journalists, that I've seen over the years, that have become sensationalistic due to their aspirations not reaching the heights they wanted as young reporters. Thanks for stopping in.
