Arvada CO Home Sales Under $150,000 March 2012

What this report tells you:  A 25% distressed rate of homes for sale in this category is a big improvement from last month's 83%, but with such a small sample size we'll have to see how things continue to trend.  Since the percentage in the 'under contract' and 'sold' categories continues to be so high, it seems they are still the most likely property type to sell in this price range.  With 20 sold last month, 16 under contract, and only 4 available today for sale, folks hoping to buy in this price range in Arvada had better be on top of their game!

The following information was obtained from Metrolist on April 2, 2012.

This report includes only detached single family Arvada homes listed or sold for $150,000 or less.  (I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)

  • Currently, there are 4 Arvada homes for sale in this price range. One of those homes is a foreclosure, none are short sales, so 25% of all homes available in the under $150,000 price range are distressed sales.

  • There are currently 16 Arvada homes under contract, 6 are foreclosures and 8 are short sales.  78% are distressed sales.

 

  • 20 Arvada homes sold in March 2012 under $150,000. 54 median days on market.  12 were foreclosures, 3 were short sales.  So 83% were distressed sales.
  • 2011 saw 37 Arvada homes sell during March below $150,000, with 91 median days on market. 27 Arvada homes were foreclosures, 5 were short sales.  An 86% rate of distressed sales.

 

  • 2010 saw 15 Arvada homes sell during March below $150,000, staying on the market for a fast-moving median of 19 days. 12 were foreclosures, one was a short sale, for a 87% distressed sales rate.
