It’s no secret that now is the critically acclaimed time to be purchasing a home. The good interest rates and rock bottom house prices are being sung by agents everywhere. Bottom line: Buying a home in today's market is a smart decision. But where to begin? Is it better to begin looking for a home and then apply for a loan? How much can you expect a down payment to be? Should you schedule a home inspection?

With all of this buying and selling of real estate with inexperienced buyers I’d like to offer some good tips on where to start when looking for a home. After all it’s the agents you should turn to for information right? Especially ones who have been in the business through the ups and downs, for many years, like I have. Here’s how to save time and money when purchasing a home.

Tip #1: Get Pre-Approved for a mortgage before you make an offer. This is a competitive market and you can expect your offer to be one of many on any single home. So an offer that contains the financing already often seals the deal. Or if you’re working with a company like Sun Pacific Mortgage and Real Estate, they’ll work with you on getting financed with a plan that works for you. However, if the company doesn’t offer financial help be sure to include your pre-approval letter from you lender.

Tip #2: Know when to back out of a deal. Often times I see clients getting overly excited and emotionally attached to the homes they’ve put offers in on. Emotions run high when competition picks up, especially when concerning property. Keep your head!

Tip #3: Plan for closing costs! I see too many buyers sink unwillingly into the Ramen diet after they’ve bought a home because they didn’t plan very well for the extra closing costs and “hidden expenses” when buying a home. Ask your real estate agent to compile a list of these expenses for you so you’re better prepared.

Tip #4: Coordinate very well between your moving date and the date you officially take possession of your home. Too often people need to camp out at relatives homes or a motel for two or three days before their official move. Don’t be one of these buyers, you’ll thank yourself for it later.

Tip #5: Please, and I cannot stress this enough, insist on an inspection of the home! If there is anything wrong with the plumbing, water heater, foundation etc etc.. you should know about it before something breaks or goes wrong on a rainy day. By getting this list of fix-its early you can better prepare for budgeting the repairs.
