I may be preaching to the converted, but who here often finds themselves floundering when it comes to getting results from Social Media?

Despite all the positive benefits of developing a Social Media presence, many agents continue to resist blogging, Facebook, and Twitter. The reason I hear the most is "I don't have enough time", but I think secretly they fear they won't know what to write about. I say this because, in fact, that's the second most common reason I hear!

This seems odd, since talking to people and giving opinions on real estate matters is basically the successful agent's job description. Yet it's amazing how such personable and outgoing folks become wallflowers when it comes to getting social online.

I recently interviewed real estate broker, coach, and longtime SuccessWebsite member Danny Griffin on this topic, and together we came up with a list of the top blog entries every agent should post to get started on the right track. Though there are many other topics you could write about, strictly for their SEO benefits, these are important to introduce you, set a friendly tone, and demonstrate your expertise. Here are the top three on our list:

1. About You - who you are, why you got into real estate, your service philosophy, etc. When people visit your blog, they want to identify with you. Show them what you're all about.


2. Answer the most common question(s) you are asked by your clients. This will begin to establish you as an authority and trusted adviser. Ask for your audience to participate and post more questions or comments for you to respond to.


3. Warn people about the most common mistake(s) you see in real estate. How can you save someone from making the same mistakes by reading your blog.  Share stories to illustrate how these mistakes could have been averted.  This type of sharing makes you more personable  and will make it easier for your audience to connect with you.

Seems simple enough, and you probably could have figured them out by yourself, but where do you go after this?

I have to agree Kristie that blogging can be a lot of fun, but I always like to research the blog, get the "RIGHT" photos up and sometimes a video then set up the links.  THAT DOES take a lot of time!  If we are out 'pounding the pavement' there's not much time in front of the blog machine.  Of course we could HIRE someone, but then that's not originally from yours truly.

I find we all risk the dangers of positioning ourselves as experts, when in fact we are not sort of speak. The person like myself that has been licensed almost 28 years versus the person licensed three but active on Facebook, Twitter, & YouTube.  Who is really the expert?

@ Karen - You look like you're already on the right foot! Your last post on LAPS was a great example of how you can serve your community and the organizations you care about.  This is a great example of the type of content you should be posting on a regular basis.

@ Mark - This is true. You're not only selling homes. That's why I think blogging and providing great content is so important. And you have to admit, it's pretty rewarding when we get comments or see that people are sharing our posts. 

@ Bruce - I know what you mean. Sometimes takes me a couple of days to finish a post and there have been many times where I ask myself "It this worth it?". But I've also learned how to get the most leverage out of all my posts and that's where the social media channels really come into play.  And if you would like to consider having someone else provide content, you can always have a guest post, or have someone do the fact checking and write out the outline which you can then personalize and edit. I checked out your blog and the content is great.  Writing about unique holiday's and area information is a great way to get some Google juice.  You may want to include some more "Calls To Action" in the post to drive more traffic back to your website. And as a Canadian, I sure would love to see some more pictures of Hawaii.

@ Winston - I think there is a difference between being a trusted advisor and an expert, and not everyone has been in the business long enough to call themselves a true "expert", but that doesn't mean that they don't have something to say.  No doubt after 28 years you have gained a wealth of knowledge and expertise, which shows in your last post on how buyers are represented during the real estate transaction. What better way to position yourself as an expert than to educate your audience. I learned a lot from that post, thank you.

I agree.  We are definately selling ourselves on social sites!  I comment whatever is in my mind but I always tend to mention "Oh did I tell you I was a realtor?" LOL just to make it funny and noticable!  My friends would comment on my post and they'd also tell me things like "Oh and by the way I will be looking in October so expect my call" I love it!

Kristie, Thanks for the post. I am new to AR and am seeing a lot of conflicting advice. Regardint Point #1 "about me", I have read other post that say the public doesn't want to read about us, they want useful RE topics. Who is correct?

@ Wayne - In general, you do want to post useful information about real estate in your market. The "About You" post is a good one to start with because it introduces you to your audience. The About page is one of the most viewed pages on any blog. The first thing I see when I visit your AR blog is information about why you love Idaho.  This is a great introduction.
