Home sellers’ survey results were presented by Leslie Appleton Young, CAR Chief economist, recently to the members of the Alameda Association of Realtors. Earlier this week I wrote an article about the CAR buyers survey.  CAR also surveyed sellers with some of the same questions as the buyers.  Sellers were asked a variety of question about the sellers’ sale transaction and their process of selecting an agent to represent them.  

Some interesting facts from the survey:

Homes were on the market more than 7 more before the owner received an offer.
Homes were in escrow  for a medium of 1.5 months.
Only 40% of sellers close escrow on time
20% of sellers used electronic signatures

Home sellers survey shows the main reasons why owners sell their homes to be:

22% of seller could not afford to stay in their home
13% of seller’s had insecure income and job situations
12% of seller’s had to sell because of a lost job.
7% of seller were able to upgrade to a large home due to low prices.
7% of seller’s mortgage rates had risen to a very high level


Home sellers survey reveals the five top reasons a seller selected their agent was:

1.  The agent who was the first to respond to their inquiry
2.  The agent who seemed most responsive
3.  The agent who seemed more aggressive
4.  The seller has bought or sold a property with the agent
5.  The agent had a good understanding of distressed properties (sellers who were facing foreclosure


Home sellers survey results show that 70% of home sellers used social media.  They Google agents and they look at agent’s websites.  

The home sellers survey indicated that sellers , like buyers, want quick responses to their inquiries.  Home sellers survey shows that sellers use the internet and are most likely looking at agents’ website to see how fast they can find the information they want.  Home sellers are also Googling their agent.

Home sellers’ survey shows that agents need to be responsive to customers call, emails or texts.  Realtors need to audit their website to be sure it is easy to use.  Agents should Google themselves to see what their customers are seeing about you.
