Having your home priced right – The most important step in selling your home is pricing your home right from the beginning. A Realtor can help you base the price by comparison to the homes that are listed in your area. Clearly, if you have upgraded your home and it has nicer features than the ones listed around you, then you have the opportunity to ask for a higher purchase price. However if you over price your home, you might miss out on showings. Buyers will most likely look at a list of homes and compare prices with their Realtor before they head out. Pricing your home outside of the market is the biggest mistake you can make.

Curb appeal – The way your home looks on the outside it’s very important for potential buyers. Excellent curb appeal is crucial to getting the buyers to view the inside. If they don't like the outside, they are definitely not coming in for a showing. I have personally been out showing clients and once the buyer gets to the neighborhood, if the front does not show in pristine condition, they just choose to move on, without going inside. Having good exposure, 15- 25 photos online – Homes with the most pictures, get the most views. Having quality photos is just as important as having enough photos. I have seen many agents make the mistake of posting pictures that are not only bad pictures, but inappropriate ones, such as a dirty bathroom or just a toilet seat. You need pictures that will accentuate the greatest features of your home. Make sure to get the best angles and the clearest pictures. Pictures showing the great features of your home will attract buyers instantly. Before they venture out they will want to see what the house looks like on the inside, what kind of features the home has, if it has been upgraded, etc. The more pictures you post, the bigger the opportunity to have people actually come and see it. Remember most people are visual and love a listing with pictures.

Prepare for the listing – A good listing agent will come to your home and make many different suggestions to get your home "listing ready". If you are looking to get top dollar for your home, I would strongly recommend following your Realtor's advice and getting your home ready. If you can't afford to make repairs, at the minimum your house should be literally white-glove clean. De-cluttering and de-personalizing your home will help the buyers see the full potential your home has to offer. You will narrow your buyer pool if a home has too many personal touches, collector’s items or heavy religious themes. As a staging professional I walk each seller’s property with them before the home goes on the market and give them suggestions on how to bring the most buyer interest to their property. My job is to bring my seller the highest dollar amount for their neighborhood.

Marketing for maximum exposure – A good listing agent will help bring maximum exposure to your property.
