Desert Hills February 2012 Market Report
Desert Hills, an area just North of Phoenix offers mountains views, fresh air and cooler temperatures than the concrete laden downtown Phoenix. The city has its value-but if you love open spaces, beautiful views and being outdoors, then this is the place for you. Desert Hills offers extraordinary sunsets and sunrises, an amazing array of wildlife from Humming birds to Hawks, Coyotes to Havalina and Roadrunners to Woodpeckers. Nature at its best.

There were a total of 22 sales for the month of February.
Average List Price: $268,527 up from $ 267,600 in January
Average Sales Price: $262,814 up from $225,310 in January.
Average days on Market: 88 up from 66 in January
Average List price to Sales price ratio: 99.6% up from 98.5% in January
The number of homes in the Multiple Listing Service and in the Desert Hills community continue decline, as expected the list price to sales price ratio has continue tighten up.
We don’t seem to see as much Investor activity in Desert Hills as we do in other area’s. In other parts of the Phoenix area it is not uncommon to see multiple offers and properties selling at or more than list price.
The Phoenix area market is very segmented right now. The lower end of the market is short in supply and what inventory we do get see’s multiple offers and properties selling for more than list price. In those price ranges we are firmly in a seller’s as prices are lower than they have been in close to 12 years. The higher end of the market is still seems to be a bit of a buyers market.
