House Hunting 101 – Why You Need a Real Estate Agent in 2012

With the South Orange County housing market at record high affordability and the advanced technology tools we have to help us with our home search, you might think that finding your next home will be a piece of cake — who even needs a real estate agent anymore right?  I wish it was that easy…

The distressed real estate market has probably made having a trusted Realtor even more important and here are few reasons why:

1) Understand Your Market.  Every real estate market is different.  And to make things more complicated there are a lot of different kinds of real estate transactions going on out there.  You need someone who can help translate the riffraff into simplified clear terms.  It’s important to understand what kind of market your dealing with from the beginning of the process to the very end of the deal.  Having a Realtor on your side will ensure you have someone looking out for your best interests.  Negotiating price and terms on your behalf and no one else’s.

2) Timing is Everything.  Working with an agent who understands the value of time can make all the difference.  Timing can be everything when your negotiating contracts with REO agents and Short Sale Negotiators.  You want your agent to be honest with you through the process and keep you and all the parties involved and up to date in a timely manner — You Snooze You Lose in real estate these days and you need an agent who understands this and can get the deal done.

3) Negotiating the Deal.  This is where it’s very important to TRUST your agent.  And this is hard to do if your real estate agent represents both the seller and you, the home buyer.  Having a “Buyer’s Agent” puts your needs at the forefront, not only to make sure that someone is looking out for your best interest, but that you get the deal done.  All kinds of problems can arise during escrow and having a good real estate negotiator can keep the deal from falling apart.  If you have a well trained buyer’s agent, you should be confident that they will negotiate for you not just for sales price but for other terms and financing options available.

Hi, Sabina.  You said, "All kinds of problems can arise during escrow and having a good real estate negotiator can keep the deal from falling apart".

    This seems to be the "New Normal".  It is tougher and more challenging to get it to closing (especially the Short Sale).   Without a Real Estate Agent, most Sellers will have a hard time getting it Closed.
